Current/Approved Projects
Below is a list of projects that have already been approved and may have already begun the construction process.
Commercial
Surf Thru Car Wash (UP23-03) - 2298 Feather River Blvd.
New construction of a 3,365 square foot car wash building with associated car wash tunnel, equipment room, and a 660 square foot pay station building with office and restrooms. The project also includes 18 standard vacuum stalls and one van accessible vacuum stall under canopies fitted with solar panels.
Oroville Hospital Expansion
This expansion will increase the hospital's capacity and medical resources available to Oroville and the surrounding foothill communities. It features modern amenities, top-of-the-line innovative technology and a welcoming care environment and patients. It doubled the hospital's square footage, adding 158,596 square feet and increasing the number of beds from 153 to 211.
Industrial
South Ophir Road Warehouse Draft Environmental Impact Report
The City of Oroville has prepared a Draft Environmental Impact Report (DEIR) to consider the potential environmental effects of the proposed Ophir Road Warehouse Project (proposed project). The project site consists of approximately 170.21 acres of undeveloped grassland vegetation and is identified by Assessor’s Parcel Numbers (APNs) 078-010-047 and 078-020-035. The project site is located southwest of the intersection of Ophir Road and Baggett Palermo Road in the City of Oroville, California. The City of Oroville General Plan designates both parcels as Industrial. APN 078-010-047 is zoned Intensive Industrial (M-2) and APN 078-020-035 is zoned M-2 with a South Ophir Specific Plan Area Overlay.

Residential
The Village at Ruddy Creek (TSM 20-01, GPA 20-02, ZC 20-02, & Annexation)
The Village at Ruddy Creek is a proposed 97-lot subdivision at the southeast corner of 18th Street and Feather Avenue. The project was originally approved by the Oroville City Council in 2007 as a 172-lot subdivision but the project was never annexed and constructed. The applicants are now looking to revive the project at a smaller scale with 97 homes.
Oroville Veterans Village (TSM 20-02, GPA 20-03, ZC 20-04, PD-O) - 711 Montgomery St
The Oroville Veterans Village is a proposed 12-unit development at 711 Montgomery St, located on the south side of Montgomery St between 6th Ave and 7th Ave. The project involves the development of 12 townhomes, developed in 4 units of 3 each, to be sold to veterans and their families.
